Homeowners can request a review of their rating valuation if they have made improvements to their property, or think their valuation doesn’t accurately reflect the rateable value of their homes.
The current rateable value is based on the property market at 1 May 2023. Remember rateable values are not a current market valuation.
All rating valuation reviews are undertaken by our valuation service provider, Quotable Value (QV).
There are several types of review that you can request, based on the situation you are in. Some are free, others have a cost.

I've completed consented work
If you’ve done work requiring a building or resource consent (including a subdivision), QV will automatically reassess and update your valuation within three months of receipt of your code of compliance. You will then be notified of your new rating valuation.
If you disagree with the new valuation, lodge a formal objection through QV by the date on your valuation notice (within 20 working days) - this is free of charge.

I've made non-consented improvements/I want to update my property information
If you have recently completed some work on your property that didn't require a building consent - such as a desk, landscaping, or a new kitchen - then it won't be reflected in your rating valuation unless you let us know about it. QV will review the information provided and update your rating valuation if required.

I want an urgent revaluation
Rating valuations are normally updated every three years. If you haven't made any improvements to your property but believe your current rating value doesn't reflect your property and don't want to wait for the next general revaluation, you can request an urgent rating review under Section 16 of the Rating Valuations Act 1998. QV will make contact within 48 hours. Turnaround time is three weeks from receipt of payment.

QV will:
- Check the accuracy of your existing valuation and property details.
- Compare your property to similar properties as at the date of the last council revaluation.
- Determine whether your rating value should change.
Important:
- This is not a current market valuation.
- Non-refundable fees apply (starting at $480 +GST for residential properties).
- Even if your valuation changes, your current rates remain the same until 1 July of the next rating year.
The ultimate objection
If you have requested any of the valuation reviews above, objected to the new values you received as a result, and still disagree with them after they’ve been reviewed a second time, you can lodge an ultimate objection to the Land Valuation Tribunal within 20 working days of receiving the last review.
What happens if my valuation changes?
The valuations from the 2023 revaluation process have been used to calculate rates from 1 July 2024 onwards. If your valuation changes as a result of a review, this will be reflected in your rates for the current financial year depending on the type of review.
