Property files provide useful and important information if you are considering buying a property, building a house or dwelling or making any changes to a property.
Property files are delivered either on USB stick or via email.

What is on a property file?
- Building permits / consents
- Building plans, application documents, inspection records, specifications, technical documents
- Code Compliance Certificates, Certificate of Acceptances
- Third party reports
- As-builts (internal sewer and stormwater plans)
- Planning and subdivision information – resource consents
- Letters and other correspondence sent to property owners
What is NOT on a property file? (But is included in a LIM)
- Land or water rates information
- Levy information
- Valuation information
- City Plan zoning or planning areas information
- Information on natural hazards (unless communicated to the owner via a letter)
- Water supply information
All associated cross-lease properties and unit title property information will be provided in the property file.
The scanned images of the property files are high-resolution and very good quality so you can be assured of a replica of the original.
Fees and delivery
Property files cost $92.00 (incl. GST). They are delivered either via courier or via email and take three working days to compile.
Via email: you will receive an email with a link to download your property file via secure FTP (file transfer protocol) and save it on your computer. The link is valid for 14 days.
On USB stick: this will be sent via courier only for a fee of $11.50. Please allow additional time for courier delivery. Courier delivery is only available to addresses within New Zealand and is not available on weekends or public holidays.
Property files are not available in paper form.

Please note, if your enquiry is related to building information contained in the property file, please contact the building team. If your enquiry is related to planning information included in the property file then please get in touch with the planning team. For questions regarding a specific letter that was issued, please get in touch with the team responsible for issuing that correspondence.
