Ensure you know the property

The key rules for establishing a Building or Structure are as follows:

• There is no minimum site area
• Any residential dwelling, garage or shed can be no more than 9.5 metres in height above the existing ground level
• Any residential dwelling, garage or shed must be located off the property boundary as follows
  • Road: 3 metres
  • Side: 1.5 metres
  • Rear: 1.5 metres
• All properties at a minimum must have an outdoor living area no less than 20m2, made up of a minimum area of 4m by 3m located on the north, north east or north west aspect of the site
• Any residential dwelling, garage or shed must fit into a height to boundary plane originating at 2.7m height at the boundary and inclining at a 45o or 55o angle into the property as guided by Appendix 14C
• A standard post and rail fence can be built to 2m in height on the property boundary
• Any garage or carport with direct vehicle access to a road must be located off the road boundary at least 4.5 metres

Urban Marae Community Zone

The key rules for establishing a Building or Structure are as follows:

• There can only be 1 residential dwelling per 325m2 of nett site area
• Any residential dwelling, garage or shed can be no more than 9 metres in height above the existing ground level
• Any residential dwelling, garage or shed must be located off the property boundary as follows
  • Road: 3 metres
  • Side: 1.5 metres
  • Rear: 1.5 metres
• Any residential dwelling, garage or shed must fit into a height to boundary plane originating at 2.7m height at the boundary and inclining at a 45o or 55o angle into the property as guided by Appendix 14C
• A standard post and rail fence can be built to 2m in height on the property boundary

• A standard post and rail fence can be built to 2m in height on the property boundary

• There can only be 1 residential dwelling per site
• Any residential dwelling, garage or shed can be no more than 9 metres in height above the existing ground level

  • Road: 10 metres
  • Side: 5 metres
  • Rear: 5 metres
• A standard post and rail fence can be built to 2m in height on the property boundary

Rural Residential Zone

The key rules for establishing a Building or Structure are as follows:

• There can only be 1 residential dwelling per site
• Any residential dwelling, garage or shed can be no more than 9 metres in height above the existing ground level
• Any residential dwelling, garage or shed must be located off the property boundary as follows:
  • Road: 10 metres
  • Side: 1.5 metres
  • Rear: 1.5 metres
• A standard post and rail fence can be built to 2m in height on the property boundary

Medium Density Residential Zone

The key rules for establishing a Building or Structure are as follows:

• No. of dwellings per site - up to 3 dwellings
• Building height - up to 11 metres (3 storeys) + 1m for pitched roof
• Height in relation to boundary - Buildings must not project beyond a 60° recession plane measured from a point 4 metres vertically above ground level along all boundaries
• Setbacks
  • At least 1.5 metres on road boundary
  • At least 1 metre on side and rear boundaries
• Site coverage - building coverage up to 50% of the site area (excluding an accessway)
• Outdoor living space
  • Ground floor unit: at least 20m², with a minimum 3 metre dimension
  • Above ground floor unit: at least 8m², with a minimum 1.8 metre dimension
• Outlook space
  • Principal living room: minimum dimension of 4 metres in depth and 4 metres in width
  • All other habitable rooms: minimum dimension of 1 metre in depth and 1 metre in width
• Windows to street - at least 20% glazing on street-facing facade
• Landscaped area - at least 20% of the developed site with grass or plants
• Waste management area - minimum area of 1.5m2 and a minimum dimension of 1 metre in any direction
• Fences and walls - adjoining open space zones, public walkway or within 1.5 metres of the road boundary a maximum cumulative height of:
  • 1.2 metres or
  • 1.8 metres for no more than 50% of the frontage
  • 1.8 metres if the fence is visually permeable

High Density Residential Zone

The key rules for establishing a Building or Structure are as follows:

• No. of dwellings per site - up to 3 dwellings
• Building height - permitted heights are set out Appendix 14L of the City Plan
• Height in relation to boundary
  • All parts of a building greater than 9 metres in height: setback a minimum of 5 metres from a side or rear boundary
  • All parts of a building greater than 12 metres in height: setback a minimum of 4 metres from a road boundary
• Setbacks
  • At least 1.5 metres on road boundary
  • At least 1 metre on side and rear boundaries
• Impervious surfaces - maximum 70% of site area
• Outdoor living space
  • Ground floor unit: at least 20m², with a minimum 3 metre dimension
  • Above ground floor unit: at least 8m², with a minimum 1.8 metre dimension
• Outlook space
  • Principal living room: minimum dimension of 4 metres in depth and 4 metres in width
  • All other habitable rooms: minimum dimension of 1 metre in depth and 1 metre in width
