Every three years, Tauranga City Council is required by law to reassess the value of every property in the city for rating purposes.
To complete this process, Council engages independent rating valuation specialists, QV, to undertake a city-wide revaluation. The current revaluation is based on market values as at 1 July 2026. Information from Council's revaluation programme confirms that QV is analysing recent property sales, market evidence and trends across Tauranga to assess how property values have changed since the previous revaluation, with a focus on consistency between comparable properties and locations.
The general residential property market has been relatively stable since the last revaluation. QV's average Tauranga home value was approximately $1.05 million in July 2026, compared with approximately $1.00 million in May 2023, reflecting modest overall growth.
Across the city, most residential rating valuations are expected to change within a range of approximately -5% to +5%. Market movements will vary between locations and property types.
Once completed, the new valuations will be independently audited and certified by the Office of the Valuer-General. Current project planning indicates submission for audit in late November 2026, with valuation notices expected to be issued around December 2026 following certification.
